Flexible, easy trading terms at newly fitted out retail units at Wellington Square
The landlords at Wellington Square Shopping Centre have continued their investment into the Stockton-on-Tees retail scheme by fitting out four of the units, so that potential tenants, whether existing retailers or start-ups, can be up and trading very quickly, on leases as short as 6 months.
Rob Gildersleeve, Centre Manager, commented, “Each unit has been given a totally new full-height glazed shop-front, carpets throughout the ground floor, white painted walls, attractive pendulum light fittings and built-in WC facilities.
“We want to make it as easy as possible for new occupiers to get trading and therefore we have selected four units in different shapes and sizes and transformed them into fitted space that could be ready for trade in days.”
He added, “Flexibility is the key, and we would particularly like to bring in uses that are under-represented in Stockton town centre such as a toyshop, outdoor clothing and sports ranges, quality footwear and of course a family restaurant.”
The smallest unit is at 5 Wellington Street, which extends to about 840 sq ft (78 sq m) at ground floor and has a superb first floor with a high pitched roof ideal for a micro-bar or baker/delicatessen, since it also has scope for external seating on the mall between the main square and the new bus stops on Stockton High Street. It is also well located for the Globe Theatre, which is expected to open in late 2018.
Unit 21 opposite Debenhams has a fantastic glazed frontage on two sides of the 1,640 sq. ft. ground floor space, and would also be perfect for a coffee shop or restaurant as it offers outdoor seating and looks over the main square towards H&M. It is just around the corner from the 830 space two-storey car park, which means high footfall at one of the main entry points to the shopping centre.
The other two units have a similar high specification and both extend to over 2,000 sq ft on ground floor level, with optional space on the first floor. One is on Wellington Street opposite the other available unit at number 5, and the fourth unit directly adjacent to River Island and opposite WH Smith.
This investment follows the recent refurbishment of the public toilets, and a free parking offer. Rob explains, “The 2 hours free parking that we introduced last September has been a great stimulus. We already have an excellent selection of quality retailers including Debenhams, Marks and Spencer, River Island, H&M and WH Smith, and we believe that now is the time for retailers looking to expand in Teesside to take a fresh look at our offer on the brand new units now available at Wellington Square Shopping Centre.”
